HVAC Proposal
2025 Update

At the August 9, 2025 SCA Board meeting, the Board of Directors voted to place the Community House HVAC proposal on the ballot for consideration along with approval of the 2026 Budget.

Contractor quotes for the project total $126,392. The estimated maximum capital expense with a 30% cushion is $164,340. Pledges to date gifted by fellow Cliffers totaling $62,750 will reduce the maximum cost to association members to $101,590, or $377 per SCA household. The cost will be amortized over two years. The cost could be less than $300 per homesite if the cushion is not required.

To be adopted, the Community House HVAC proposal will require “Yes” votes from two-thirds of homesites voting on the question. Voting by SCA members will occur on Cliffers.org through October 10, 2025 and at the Fall Meeting on October 11, 2025.
